The Challenge
The Davies family had purchased a self-build serviced plot on a new development in Hinckley. They wanted a bespoke, premium four-bedroom detached home to a specification significantly above standard developer quality, including underfloor heating throughout, triple-glazed windows, solar PV, and a high-end kitchen and bathroom specification. The project also required meticulous coordination with the development's infrastructure contractor and adherence to strict plot-by-plot design codes.
Our Solution
Spectrum Construction worked with the client's chosen architect from RIBA Stage 2 through to practical completion, managing all contractor procurement and build-phase project management. We began with deep-strip foundations into made ground, followed by traditional masonry cavity wall construction with high-performance insulation. We installed underfloor heating on both floors, a full solar PV array, and a mechanical ventilation with heat recovery (MVHR) system. All windows and doors were triple-glazed aluminium. The kitchen was a fully bespoke German design with integrated appliances, and both en-suites and the family bathroom were specified to a luxury standard.
The Outcome
The home was handed over after 52 weeks on site to an exceptional finish. An independent valuation placed the completed property at £675,000 — substantially above the combined land and build cost. The Davies family moved in on schedule and have described the quality of workmanship as faultless. The project has since been referenced by Spectrum Construction as a benchmark specification example for new self-build clients.
