The Challenge

The Thompson family had outgrown their three-bedroom semi-detached in Loughborough. With two growing children and elderly parents moving in, they needed to significantly increase living space — but the prospect of moving in a difficult housing market was financially daunting. The existing house had a narrow rear garden, a challenging soil profile close to tree roots, and the neighbouring property required Party Wall Act notices. Planning permission needed careful management given the conservation-adjacent setting.

Our Solution

Spectrum Construction proposed a double-storey rear extension across the full width of the rear elevation. After carrying out a thorough structural survey and soil investigation, we designed strip foundations at sufficient depth to avoid the root zones. We handled all Party Wall notices and worked directly with the local planning authority on the application. The ground floor was opened up into a large open-plan kitchen, dining, and family room with bi-fold doors onto the garden. The first floor gained two additional bedrooms and a new family bathroom. We used matching facing brick to blend the extension seamlessly with the existing property.

The Outcome

The completed project transformed the family home from a cramped three-bedroom semi into a spacious five-bedroom property with a stunning open-plan ground floor. The extension blends seamlessly with the existing house and the garden has been re-laid to maximise outdoor space. The property was independently valued at £115,000 more than prior to the extension — delivering a significant return on the client's investment while avoiding all the costs and stress of moving.
