The Challenge

A leading Leicestershire professional services firm had signed a new lease on a 4,500 sq ft second-floor office suite in a 1990s city centre building. The space was tired, poorly laid out, and in need of complete refurbishment before the client could occupy. Critically, the project had to be completed within a 10-week window before the client's existing lease expired. Works needed to be carried out with minimum disturbance to the other building occupants.

Our Solution

Spectrum Construction mobilised within two weeks of instruction. We began with a full strip-out of the existing ceiling, partitions, and M&E services. New LG7-compliant LED lighting was designed and installed throughout. We created a new open-plan workspace for 45 staff, featuring acoustic ceiling tiles, a central breakout hub, two glazed meeting rooms, and a reception area. New raised access flooring was installed throughout to accommodate modern cable management. All works were carried out within building hours and our site management ensured zero noise complaints from other occupants.

The Outcome

The project was handed over on time and to the exact budget, enabling the client to move seamlessly from their old premises. The finished office has been praised by the client's staff and has featured in a local business publication as an example of contemporary workplace design. The quality of the fit-out has already attracted a second instruction from the building's freeholder for a further floor.
