The Challenge

A national logistics company had taken a new lease on a 12,000 sq ft industrial unit on a Syston industrial estate. The unit had been vacant for several years and required significant structural refurbishment before it could be occupied. The concrete floor had extensive cracking, the roof had multiple areas of water ingress, the loading bay doors were inoperative, and the electrical installation was badly out of date. The client had a hard occupation deadline driven by a contract start date.

Our Solution

Spectrum Construction was appointed as principal contractor for the full refurbishment. We began immediately with structural repairs to the concrete frame, followed by complete roof re-covering with a new single-ply membrane. The concrete floor was diamond-ground and repaired before a new heavy-duty floor coating was applied. All four loading bay doors were replaced with new electric sectional doors. We constructed a new 1,200 sq ft first-floor office mezzanine within the warehouse, including welfare facilities. The entire electrical installation was stripped and replaced to BS 7671 standard with three-phase supply to all bays.

The Outcome

The project was handed over one day ahead of programme, allowing the client to commence fit-out of equipment before their formal occupation date. The refurbished unit is now a modern, fully compliant industrial facility. The client has since instructed Spectrum Construction to carry out maintenance works across three further units on the same estate.
