The Challenge

The Robinson family's four-bedroom house in Wigston had significant wasted roof space. They wanted to convert the loft into a luxury master bedroom suite with an en-suite shower room and a dressing room. The existing roof had a relatively low ridge height that ruled out some conversion types, and the staircase position needed to work around an existing bedroom and bathroom layout. The project also needed full building regulations compliance and structural engineer input for the steel frame.

Our Solution

After a detailed survey, Spectrum Construction proposed a large rear-facing flat-roof dormer, which maximised the headroom and floor area achievable within the roof space. A structural engineer designed the steel frame and trimmer arrangement. We installed a new staircase in the most practical position, which involved removing a small section of an existing airing cupboard. The dormer was finished in zinc cladding to match the contemporary aesthetic preferred by the clients. The interior was fitted with a fully bespoke joinery wardrobe system, a walk-in shower en-suite in Italian porcelain, and Velux windows to the front roof slope.

The Outcome

The completed conversion has effectively given the Robinson family an entirely new floor to their home. The master suite is spacious, bright, and finished to an exceptional standard. The property's value was assessed to have increased by approximately £65,000. The project ran to programme with no weather-related delays due to careful winter planning by the site team.
